Physical or virtual staging

Should I stage a vacant listing physically or virtually?

Physical staging furnishes the empty home itself, so buyers see the furniture at showings, but it needs rental furniture, movers and time. Virtual staging adds furniture to the listing photos only, with no movers, and the staged photos are ready 48–72 hours after the shoot. You can also stage photos you already have.

What does virtual staging cost with Estate Shutter?

Up to 3 rooms are included in the Premiere package (from $599, priced by home size). Extra rooms, or staging for photos you already have, are a fixed quote by call or text at (226) 271-2773. Virtually staged photos come with the original empty-room photo. Label staged photos “virtually staged” wherever your board’s rules require it.

Traditional staging places real furniture and decor in the home for showings and photos. Virtual staging adds furniture to the photos only, which is faster and costs far less; digital staging for up to 3 rooms is included in our Premiere package.

Physical staging is arranged on request. Call or text us with the property and your dates, and we confirm availability, scope, timing and price in writing before anything is booked.

Either. In an occupied home the work is mostly editing and accent pieces; a vacant home needs more furniture. We discuss it when you call.

The rooms buyers decide on: the living room, the main bedroom, the kitchen and the dining area.

Staging terms, including any deposit and cancellation terms, are set out in writing with your quote before you commit.
